    what a cute house!
if i could suggest anything it would be as sad as it is, paint the bold colours something neutral - much easier to sell. i'm going to have to paint over my violet kitchen and orange loungeroom bc it's too bold for an easy sell.

A house across from us just sold for $425k less updates same size. So we just asked if we could get that, the realtor said she would think easily 25k more.
So we'll start there and see where we end up.
Definitely alot of positives I'll be going to Pastry School!
Who knows maybe a bakery is in our future.

It's been super emotional. I'm finishing projects around the house like installing our kitchen sink I bought almost a year ago. And we won't get to really use it.
    Lots of ugly crying.

Our meeting with the realtor went well today. They are excited to list!
I hope you recieved good news. Sounds like a rough situation. But I also wish you the best on your journey too!

That literally sounds like my nightmares. I'm hoping ours runs smooth. But we aren't leaving until it sells so worst case scenario we stay longer.
So we won't run into some of those problems but it is in the back of my mind. You put selling on hold everytime you accept an offer. It's scary relying on other people.
I should plan for a Vodka IV line... yeah that's a good plan ahahah.

Fortunately my husband is a neat freak. Our house almost always looks staged.
But it will be a challenge with the animals.
Fortunately for us we are starting completely over when we move. So all furniture and appliances and... everything is staying.
So if they tell us they want stuff out we will sell it off. Otherwise we are set on that part x).

Talking through this with you all is helping my nerves. I really appreciate everyone taking the time to leave a reply.
I'm sure I'll have worse moments in the coming month but I'm calmed for now 💕

I'll keep this thread updated as I finish the house.
And my thoughts when it's all over.

The realtor did recommend painting 1 wall. But not what we were excepting.
She said she loves how our house flows. So one small strip of wall by the kitchen that has 2 tones left from before the tile work.
We had already planned on painting.

All of our gym colors match the equipment and we are hoping to sell it all with the house so she said leave the colors.
So I think if it's an issue with the buyer we can offer a paint credit but if it's not well leave it.

We did think we were going to need to paint 5 or 6 walls x)

Excited for you and this next stage in your life. It seems like you guys are well equipped and might just be getting in your head a bit because of how big of a change it's going to be. I cant wait to see (if you share, of course) your new place and how you'll spruce it up. The love you put into your current one was awesome to see.

Ship me all the stuff in your home gym!! $5

We found a new home for our 4 fish. They are taking the 55 gallon tank.

Sad seeing the house more and more empty.

We got pre-approval for our next home this morning. Gotta schedule a pest inspection today.

Work on flooring in the last room. And work on decluttering the cupboards.

The goal is to list within the next 2 weeks.

I'm sorry about the difficult feelings that come along with leaving your home. I wish you guys luck with the move and processing all of it.

We just sold our first home this year as well. Thankfully it is much easier than buying a home, but I found that leaving makes you feel lots of things you're not prepared for in addition to all the work you have to do to move out.

Hope everything goes smoothly, you got this!

Good to hear its easier than buying.

It's definitely stressful trying to get everything arranged and taken care in a short time frame
We've been trying to do this for 2 years. I think the timing is finally right.

So we are hoping it all goes smooth

Thankfully it is much easier, the actual selling process isn't much of a headache! Moving out is the hard part for sure.
We ended up getting rid of over half of our belongings, so I feel you there. It's a lot of stuff to go through. But you guys definitely got this, try not to be overly nervous if you can help it! I wish I worried less after it was all done, because it wasn't as bad as my anxiety was anticipating!

That's a beautiful home, I'm sure you have wonderful memories there!

I have sold a couple of houses and it's always been bittersweet. There's excitement about the next chapter, but the moment you sell is always a feeling of low hanging sadness. But I've found it passes, and eventually you'll be happy about setting up your next home and that keeps you busy and excited. Good luck on the future!

Thank you. I love our house so much. But I keep telling myself everything in it was from homedepot so as long as there is one near by I cam do it again.

Today I'm working on flooring the last room in the house.
We officially have no carpet in the entire house!!!

I've moved numerous times in the last 10 years, the first time I sold my house in Australia and moved to the UK roughly 10 years ago and have since sold my home in the UK for an upgrade to an extra bedroom for my husbands hobbies. My biggest advice is have a building inspection, the last place I moved to was infested with termites and it cost us a fortune to replace the beams! Otherwise the only advice I have is you're moving for a reason so look for the good in the new state/house, you wouldn't be looking to move if you were 100% happy

    Good luck friend!
